How is roof leak detection done?
The first and hardest step in fixing a leaky roof is to find the source of the leak. This step can be difficult because water can enter from one place, run down to another and then start soaking into your ceiling. If the shingles are either missing or damaged then the roof will go bad. Other signs of a bad roof are water stains on the walls or on the ceiling. In case you have an attic, we will have to go up there on a rainy day to spot the leak. We bring a flashlight because water reflects light. When we know the location of the leak, we mark it. On a nice sunny day, we might get on your roof and have someone tap on the mark. Now you know the source on the exterior and you can either put new shingles or apply roofing cement as it is needed.
If you don’t have an attic we can check other places to see if there is any damage. We check the boots, any rubber seals around the electric service or the plumbing vent pipes, the air vents and the exhaust fan flashing. We might also check the ridge cap, the chimney flashing, the gaskets around all the pipes, the gutters and downspouts and the dormer valleys. But it doesn’t stop there… We should check all the shingles to see if there are any missing or damaged ones.
If you don’t want to wait until it rains to find the leak, we could bring a garden hose up to the roof top. Then we run the water over the locations where we suspect a leak. However, we are sure not to use a lot of water. We’ll have someone with a flashlight in the attic to look for the moisture.
